Home Information Packs

As from 1st June 2007 all residential properties will require a Home Information Pack before they can be marketed. The pack includes full details on the legal elements such as title and searches as well as an Energy Performance Certificate.

Atwell Martin has established a pack provider called Hallmark HIPs in conjunction with a number of other regional surveyors and solicitors. Hallmark can deliver the appropriate pack efficiently and at a competitive price.

MORTGAGE VALUATIONS

A report prepared for building societies and other lending institutions, consisting of a limited inspection with an indication of current open market value and whether the property is an adequate security for the loan you require. This report should not be regarded as a survey.

RICS/HOME BUYER SURVEYS AND VALUATIONS

A concise format report in plain language explaining the overall quality and condition of the building and helping you decide what is significant and urgent. In addition, an opinion is given as to whether the purchase price is realistic, bearing in mind its state of repair and prevailing market conditions.

BUILDING (STRUCTURAL) SURVEYS

A detailed tailor-made report ideal for older houses. This is our most in depth survey and includes a full commentary on condition, defects and recommendations backed up by photographic evidence.
